Luke Mannix

Apprentice

I went to Tauranga Boys College and while there I completed a year long pre-trade course which required us to build fully live-able cabins. I really enjoyed this kind of work and approached Way Builders to help them out during Term Breaks.

When I left Tauranga Boys College in October 2016, I worked with my dad as an electrician but after 3 months knew that I preferred to work on the whole house build.

When I’m not at work, I enjoy playing hockey, mountain biking and restoring my old Toyota Starlet.

The proof is in the pudding, please see what our past clients have to say about Way Builders.

In August last year we started on a complete re-clad of our 2 story house. The re-clad not only involved the cladding, but replacing windows, re-roofing significant parts, removing an upper level deck and building an extension for a laundry together with ancillary landscaping work.

To get to this stage Mike spent many hours both with us on ensuring our preferences were met but at the same time ensuring all work met code and would be aesthetically pleasing. During this time some very ‘uninformed’ questions were asked by us and Mike took it all in his stride and treated them with professionalism and explained the answers in easy lay-man terms. At the same time any suggestions were accepted willingly without an “I know best’ attitude which made for a very smooth design and preparation process.

My wife and I worked with Way Brothers, Steve Mike and the crew throughout the entire job as we took on a lot of the ‘gofer’ work along with the sanding and painting of more than 2 km of  weather board. To be both the workers and clients would normally have thrown up some difficulties but throughout the job all things worked smoothly.

The smooth running was important as even though ‘only’ a re-clad all trades were required from roofers to plumbers to skip delivery. During the job there were a minimum of 18 trades that were required to be co-ordinated and through the Way Brothers relationships all trades not only turned  up on time but undertook the work in a professional manor. Furthermore they were all polite, well mannered and importantly we felt all could be trusted around our property.

The job as a whole ran smoothly and when we were given dates or times they were met. No job was too big or too small. The final thing and most importantly the workmanship from Way Brothers was exemplary leaving us with a house that we can be proud of and which will now stand the test of time. So clearly from what we have said in the above we wouldn’t hesitate to recommend Make & Steve, the Way Brothers for any building project either large or small and would be happy to talk talk to anyone who are considering them for a project.

R & M Way Builders Limited (Way Builders) undertook the home rebuilding project at Berescourt Place, Mount Maunganui.
The project comprised:

  • Demolition and removal of the existing house and detached garage.
  • Construction of a high specification 360m2 double level house with integrated garage, golf cart shed and property external hardscaping.

The work was carried out under the Certified Builders contract framework for a “cost & margin” contract. The whole project took 11 months inclusive of the traditional Christmas/New Year holiday break.

Way Builders are owned by Mike and Steve Way, both of whom are excellent professionals and a pleasure to work with. Together they are a hands on team aptly supported by one apprentice and high quality trade subcontractors for work such as drainage, plumbing, electrical/telecoms, roofing & guttering, cladding/plastering, painting, windows (PVC). Mike & Steve whilst undertaking all of the foundation, framing, structural and carpentry work themselves, also project managed the entire project.

A sound construction with a high quality finish was a key requirement. Mike & Steve achieved this with flying colours resulting in a completed home exceeding expectations. The dedication and care put into achieving the end result was first class. Attention to detail, whilst maintaining a clear overview of project needs, was a definite strength of both Mike & Steve. The actual completion date and final cost exceeded the original estimates as a result of scope changes by Owners. However, due to the robust project/cost control approach adopted, and the openness of Mike & Steve, all delays/cost increases were fully transparent and effectively managed.

Having never built a new home before, there was some Owner apprehension about engaging in the whole “build” process. Working with Mike & Steve, any such concerns were quickly dispelled. They were up front about issues and quick to put forward solutions to solve them, never taking advantage of a less informed client. They made the whole process an enjoyable experience and created an atmosphere of “family” between themselves, their subcontractors and Owners.

In conclusion, we have a marvellous new home and enjoy waking up every day to live in it. We have no reservations in recommending Mike & Steve to others and would be very happy to discuss our experience with anyone considering to engage Way Builders for their own project.

“We cannot thank you enough for the amazing renovation your company did for us on our “1945 built” home in Tauranga. You managed to blend seamlessly the old with the new which was the most important thing that we wanted to achieve. Due to us still living in Auckland while the renovation took place in Tauranga, we needed someone we could trust to carry out the work to the standard we wanted, as well as to take the role of manager of our project. This you did without hesitation and you certainly made us feel at ease with the renovation. We love the result which has given us the best of both worlds! We still have all the character of a home built some 70 years ago but with the modern open plan living for entertaining and living.” Thank you once again.

“My husband and I have known Mike, Steve and the late Richard Way for some twenty years. They have been doing work continuously for us during this time doing various building jobs, finally building our beach house at Papamoa. This building took over a year to build.

The Ways took on this job from start to finish. This included the landscaping, with laying cobblestones and building gardens. These builders supervised the removal of major power lines. This enabled the cables to be put underground so that a crane could be operated and a permit allowed.

In this time we had no trouble with the building. The Ways organized their own subbies, which meant there was no hold ups.

No short cuts were made in this building project. The workmanship was like the good old fashion way. Their accounts were the most clear and precise invoices that we have experienced in our large-scale dairy farm.

We have been living in the house for 5 years now and have had no problems.

We would have pleasure in showing anybody through our lovely home. And would be happy with any queries and phone calls.

The Ways did an excellent job building our house.”

“Starting in August 2011, we undertook a major renovation project which added approximately 100m2 onto the area of our house while extensively remodelling the existing house at the same time. Mike and Steve undertook the building work and the overall management of the other tradesman involved in the project. Prior to starting the actual building work they were also very helpful during our planning stage to come up with the best use of the space available to build on, within our allowed budget.

We were completely satisfied both with the workmanship and the project management that Mike and Steve undertook. They took control of the project and made the process go very smoothly for us, while still consistently keeping us up to date with the progress being made, and consulting with us for decisions being made along the way. They were always patient and accommodating with any changes we wished to make as the process went along as well as offering advice on the best way to do things. In addition, the job was completed in the timeframe expected.

We were impressed with how well Mike and Steve worked together and they brought different complementary skills and strengths to the job. Their finishing work and attention to detail was excellent. They always brought friendly yet professional attitudes to their work.

Their monthly invoicing to us was clear and they also kept us up to date with the progress of the overall cost of the job for our budgeting purposes.

We would have no hesitation in recommending Mike and Steve as builders, and are happy to discuss our recommendation with anyone reading this reference.”
